Your New Construction Commercial Building: Part II
Last time we took a look at 5 preliminary stages in beginning a new construction commercial building project. Now that you’ve made those important initial decisions, constructed a solid business plan and secured financing, it’s time to move forward to the next phase. Today, we’re back with part 2. We’ll move beyond the initial visualization with 5 more steps to prepare you for the creation of your project.

THE BUILDING PERMIT
Obtaining the right building permit is an essential step to complete early in the timeline of any new construction project. For many people, filing for the building permit is the first step they consider in taking on a new construction build. In truth, it’s a bit more like a “chicken or the egg” scenario. It is critical to have a clear vision of what you are planning to build before filing your application. If not, the risk of running into compliance problems down the road due to incomplete planning and unforeseen needs is great.  An individual taking on a first time build for a personal project will need to spend more time in the initial pre-planning stage than would a corporate builder constructing numerous homes for a residential park. As a general rule of thumb, always file for your building permit as soon as you have a solid vision of your building project and its specific requirements. There is very little work that can be begun until you’ve obtained your building permit.

THE ARCHITECT or DESIGNER
Next you will need to choose between an architect or a designer for your project. In some places, depending upon the size of your project, the choice will be made for you depending upon the square footage and intended function of your building, in accordance with local statutes. The architect, while more costly, carries higher a level of licensing, and often more rigorous liability insurance. In some cases, the terms of financing may also dictate the selection of an architect rather than a designer. Still, at as much as 1/3 the cost of an architect, a highly knowledgeable designer is definitely worth considering when possible.

YOUR INVOLVEMENT
Carefully consider the depth of involvement that you can realistically afford to commit to your project. At the same time, be honest with yourself. Do you have the technical and leadership skills to be helpful onsite? For most, the project is better served by a project manager specializing in construction logistics to facilitate the operation of all teams involved.

UPFRONT COSTING
Accurate costing done at the inception of the project is also critical. Once you’ve procured your financing (as we discussed last time), you may be able to take advantage of helpful tools and advice to assess the numbers and special offers as you progress. It can also be a good idea to hire a professional consultant to assist you in this process. Timely, insightful advice can add up to tremendous savings at the project’s end. In addition to costing, always be prepared for the unexpected with a contingency plan for unexpected or overlooked expenses.

THE CONTRACTOR
When choosing the right contractor, price can never be the sole criteria. There are many factor to consider, including licensing, reputation, track record, guarantees and business practices, aesthetic, and personal affinity. Sometimes, when you have a handful of qualified contractors to choose between, the best choice is determined simply by personal affinity, particularly regarding their ability to listen and join in with your vision for the project. In the end, it’s important to work with a talented, professional you know you can trust to bring your vision to life.
